Marina, slip and dock options at Chestatee
Chestatee has marina docks lettered A to G, but the association does not run the marina and owning a lot gives no right to a slip. Private lot docks are barred except those the original developer installed. Choose what you want from the water, see which routes fit the documents, then take the seller question list to your tour.

Boat access is the question that goes wrong most often when buyers shop a lake community. A listing says “marina community” and the buyer hears “slip included”. The documents say something different, so this tool sorts the three real routes against them. It does not give a price, a slip count or an availability, because none of those is published by a primary source.
| Route | What the documents say | Who sets the terms | Confirm before you rely on it |
|---|---|---|---|
| Community marina slip | The community waterfront has marina docks labeled A through G, with parking at Waterfront Park Lane (Docks A-D), River Sound Lane (Docks E and F) and River Overlook Road (Dock G).src The covenants say owning a lot or association membership alone gives no right to use or own any boatslip; rights are granted by the slip owner on its terms.src | The slip owner. The marina is not managed by the HOA; the welcome letter refers marina questions to the golf club domain contact.src | Written slip terms, the dock letter, transfer conditions, association waterfront rules. |
| Private dock at a lot | The covenants bar private docks and boat access to Lake Lanier except docks and boatslips originally installed by or for the Declarant.src Private and community docks may be permitted only in Limited Development Areas, which are 47% of the shoreline.src | The covenants, then the Corps. | Do not plan on one. Ask the association and the Corps lake office before you assume anything. |
| Public county ramp | Dawson County Parks and Recreation manages four Lake Lanier parks: Nix Bridge, Thompson Creek, Toto Creek and War Hill, with public boat ramps.src | Dawson County Parks and Recreation. | The park’s current rules and hours. |
Questions to ask the seller about boat access
Tick them off at the tour. The list prints, and the copy button saves it as plain text. It has no prices, because we do not publish any: get every figure and term in writing.
Read this first. The covenants say owning a lot or association membership alone gives no right to use or own any boatslip; rights are granted by the slip owner on its terms.src
Treat any statement that a slip “comes with” a home as a claim to verify, not a fact.
