Marina and lake access at Chestatee
The community waterfront has marina docks lettered A to G, but the association does not manage the marina and owning a lot gives no right to a slip. Private lot docks are barred except those the original developer installed. County lake parks nearby have public boat ramps. Treat every claim about a slip as something to verify in writing.
The marina
The community waterfront has marina docks labeled A through G, with parking at Waterfront Park Lane (Docks A-D), River Sound Lane (Docks E and F) and River Overlook Road (Dock G).src The Pavilion and the Southeast Marina (Docks A-D) share parking on Waterfront Park Lane.src Overnight parking (11 pm-6 am) is prohibited in marina parking lots.src

Slips are not part of owning a lot
The covenants say owning a lot or association membership alone gives no right to use or own any boatslip; rights are granted by the slip owner on its terms.src
Put plainly: a home near the marina is not a home with a slip. If a seller has a slip, the right sits with the slip owner and passes only on the slip owner’s terms. We do not publish a slip count, a price or a waiting list because none appears in a primary source.
Private docks
The covenants bar private docks and boat access to Lake Lanier except docks and boatslips originally installed by or for the Declarant.src Private and community docks may be permitted only in Limited Development Areas, which are 47% of the shoreline.src Owners may not draw water from Lake Lanier for lawns, gardens or any other purpose.src

Dawson County Parks and Recreation manages four Lake Lanier parks: Nix Bridge, Thompson Creek, Toto Creek and War Hill, with public boat ramps.src Toto Creek Park is off GA-400 North and has three boat ramps, day-use areas and trails.src
Lake rules stack
