Chestatee on Lake Lanier is an independent community guide published by Gold Peach Realty, a North Georgia brokerage. We are not the association, the golf club, the developer, the management company or the owner of the marina and sewer system. We link primary sources, date every check, and leave out anything we could not verify.

We are not the Chestatee Community Association (the HOA or POA), not Chestatee Golf Club, not the developer, not the management company and not the owner of the marina or sewer system, and we are not affiliated with any of them, with the U.S. Army Corps of Engineers or with Dawson County. We do not sell tee times, boat slips or association services. Rules change: confirm anything that matters to a purchase with the office we link.
Who publishes this
Gold Peach Realty is a North Georgia real estate brokerage. We publish this guide because buyers and sellers in Chestatee ask the same questions, and nobody else answers them from the documents. We also earn a living when someone buys or sells with us, which is why the brokerage call to action is clear and why the facts carry their sources: judge them, not us.
How a fact gets onto a page
- Primary source first.The association’s own public welcome packet, the club’s site, Dawson County, the Corps of Engineers, USGS, FEMA. Secondary sources are marked and used only when no primary page exists.
- Dated.Each fact carries the date we last read its source.
- Quoted or stated as the source states it.If sources conflict, we say so or leave the number out.
- Unverified means unprinted.If we could not confirm it, it does not appear.
What you will never find here
- Prices, dues, fees, assessments or market statistics.
- School ratings, crime figures or any description of residents.
- A flood zone, school zone, utility or lake level for a particular address.
- The name of the private owner of the golf course, marina and sewer system, or the names of association staff.
- An invented listing, review or photograph.
Photographs and film
Every photo and the hero film are real, credited and used under their licences, listed with their sources on the pages that show them. None is a photograph of the community itself; we say so on the page. The film is a slow cut of six of them and says so.
Corrections
Tell us at info@goldpeachrealty.com and send the source. We will check it, correct the page and update the date. Our editorial team writes under one byline, the Chestatee on Lake Lanier Editorial Team, so a person never has to be the face of a fact.
