The community

Chestatee at a glance

Short answer

Chestatee is a protective-covenant community in Dawsonville, Georgia, governed by a recorded declaration and an owner-run association. Its public golf course, marina and sewer have a separate owner. This page gives the plain facts, the street names, and a list of what we could not confirm and therefore do not print.

Under a heavy grey and white cloudy sky, a wide cove holds dozens of motorboats anchored off a long sandy beach backed by low buildings and a wooded ridge; a lone pine and a leafy tree stand at right, and a bare, gravelly bank with patchy grass fills the foreground.

What it is

Chestatee is a protective-covenant community; the Declaration of Protective Covenants and Bylaws govern owners, with a required association.src The declaration was recorded in Dawson County deed records in 1998src, and the original developer named in it is Chestatee Development Corporation. A Partial Termination of Declarant's Rights was recorded March 24, 2023 (Deed Book 1625, Page 67), shifting more control to the owner-run association.src

In everyday terms, that means a homeowners association exists and is required, an owner-run board now holds more control than it once did, and the rules in the covenants bind each owner. The legal name is Chestatee Community Association, Inc. Most people call it the HOA or the POA.

Where it is

The community mailing location is Dawsonville, GA 30534.src The streets named in the association’s parking policy are Night Fire Drive, Dogwood Way, Waterfront Park Lane, River Sound Lane and River Overlook Road. Night Fire Drive begins at SR 400 (GA-400) and runs to its intersection with Dogwood Way.src Dogwood Way starts at SR 136 and runs to its intersection with Waterfront Park Lane.src

From a pebbly shore with a few red and grey rocks in the shallows, wide shimmering water stretches to low wooded points and a tiny tree-covered island on the horizon under a blue sky piled with bright white cumulus clouds.

What is inside the gates, and what is not

The association’s common properties are listed in its own documents: Association common properties include the Lodge, Pavilion, Pool, Tot Lot, Tennis/Pickleball, Basketball, Bocce ball courts, Croquet Field, Bandstand and The Square.src These are for owners, family and accompanied guests. The club calls itself a public golf course on GA-400 in Dawsonville, set along the shoreline of Lake Sidney Lanier.src The community waterfront has marina docks labeled A through G, with parking at Waterfront Park Lane (Docks A-D), River Sound Lane (Docks E and F) and River Overlook Road (Dock G).src

The line that matters most. The association's own welcome letter says the golf course, the sewer system and the marina are not managed by the homeowners association; they have a separate owner.src

What we could not confirm, so we do not print it

These are the questions readers ask that no primary source we read answers. We would rather leave a gap than guess.

  • How many lots, homes or acres the community has, and how much is built out.
  • How many boat slips the marina has, and who holds them.
  • Which utility supplies drinking water to the homes.
  • Which school a given address is zoned for.
  • Any dues, fee or assessment amount.
  • Whether Dawson County treats the community as inside or outside a city for every service.

If you know one of these from a document, tell us at info@goldpeachrealty.com and send the source. We will check it and add it with a date.
