Chestatee amenities

Short answer

The association owns the Lodge, Pavilion, pool, tennis and pickleball courts, bocce, basketball, trails, the Square and a bandstand. They are for owners, family and accompanied guests, not the public. A new owner gets an amenity card after signing the covenant acknowledgement, and the Lodge and Pavilion can be rented through the management portal.

A long exposure at dusk turns glassy lake water pink and violet beneath an orange-to-pink sky; dark wooded hills frame a cove on both sides, a few dead stems poke from the water, and smooth dark stones dot a sandy beach in the foreground.

What the association lists

Association common properties include the Lodge, Pavilion, Pool, Tot Lot, Tennis/Pickleball, Basketball, Bocce ball courts, Croquet Field, Bandstand and The Square.src

Who can use them

The Lodge, Pavilion, Square, pool, tennis, pickleball, basketball and bocce are not open to the public; use is limited to owners, family and accompanied guests.src New owners receive one amenity access card for the Lodge and pool area after e-signing the covenant acknowledgement.src

Do not read the amenity list as a listing feature that a seller can promise for every guest or every season. Hours, guest rules and any fees are the association’s to set; we publish none. Ask the management company for the current rules in writing.

Renting the Lodge and Pavilion

Owners can rent the Lodge and the Pavilion through the HMS portal under Amenity Reservations.src The Lodge is also where the board meets: Board meetings are held at the Lodge at 5:30 pm on the 2nd Wednesday of each month unless otherwise notified.src

A wooded point of tall pines and hardwoods in orange, gold and green autumn colour rises from calm green water, with a few fallen trunks at the waterline and a distant wooded shore at right under a clear blue sky.

What is not an association amenity

The golf course, the marina and the sewer system are not association common property. The association's own welcome letter says the golf course, the sewer system and the marina are not managed by the homeowners association; they have a separate owner.src The golf-optional checker shows each of these side by side with the association’s amenities.
