The Chestatee golf course
Chestatee Golf Club calls itself a public course, with a championship layout, five sets of tees, a driving range, a pro shop and a clubhouse restaurant. It is a separate business from the association. The covenants say owning a lot gives no right to use the course, so what a home buyer gets from the club is a question for the club.

What the club says about itself
The club calls itself a public golf course on GA-400 in Dawsonville, set along the shoreline of Lake Sidney Lanier.src The course is an 18-hole, par 71 championship layout.src Golf architect Denis Griffiths designed the course, per the club.src From the back (Black) tees the course plays 6,877 yards, par 71, per the club scorecard.src The course offers five sets of tees.src
The signature par-3 17th hole looks over the Chestatee River before it meets Lake Lanier.src The club lists a driving range, practice green, bunker and a pro shop with club fitting.src The club has a clubhouse and dining facility.src The clubhouse restaurant and bar is called the Heron Grille.src
We link the club and nothing more: it is a live business, we are not affiliated with it, and it sets its own prices, hours and terms. For anything about tee times, rates or membership, call the club.
What the covenants say about the course
Under the covenants the golf course is not association common property, and owning a lot or association membership gives no right to use it; use rights are set by the course owner.src The covenants warn owners of golf-ball, cart and maintenance-equipment risks near the course and reserve golf easements across community land.src
Do not assume. We found no primary source that says owners must join the club, and none that says they need not. We also found nothing that gives owners free or reduced play. Any such claim in a listing is the seller’s to prove in writing, from the club.

Living beside a course
The hazard and easement language above is the covenants speaking to your lot. Turn it into something you can see: walk the actual lot at an hour when play is under way and look at where play and the property meet. A lot that touches the course, a lot that overlooks it and an interior lot will differ, and the documents, not the listing photos, set the terms.
Questions to ask before you offer
- Ask the club what it offers owners.Get any rate, membership or priority terms in writing from the club, not from the seller.
- Ask for the covenant pages on golf.Read the easement and hazard language for your lot.
- Ask the association what it does not manage.Have HMS confirm in writing what the association covers and what it does not.
