Buying a home in Chestatee

Short answer

Buying in Chestatee is buying into an association and its covenants, next to a public golf course and a marina that neither the association nor your deed controls. Read the welcome packet and every recorded amendment first, ask the club and the slip owner for anything you were promised, and look up taxes, flood and sewer yourself before you offer.

Framed by leafy trees at both sides and tall grasses in the foreground, a wide stretch of calm blue-grey water runs out to low wooded points and a small island along the horizon under a big sky of white and grey summer clouds.

  1. Read the covenants first.Download the public welcome packet and ask for every recorded amendment. HMS marks the Chestatee welcome packet as updated April 6, 2026.src What to look for.
  2. Separate the association from the rest. The association, the golf course, the marina and the sewer system are different parties. See who runs what.
  3. Ask about golf in writing. The covenants give a lot no golf rights. Ask the club for any offer to owners, in writing. Use the checker.
  4. Ask about the water, in writing. If boating matters, there is no slip with a lot. Compare options and take the seller questions.
  5. Look up taxes, flood, sewer and schools. One call each, none answered by a listing. Who to ask.
  6. Get the contacts right.Dues and documents go through the management company, sewer to the Developer Office. The directory.
  7. Match the drive to your week.Use the board, then drive it at your hour.
The sun sits on the horizon in a starburst over wide, gently choppy water, laying a golden path to a small breaking wave and a wet sand beach in the foreground; low wooded islands and points line the horizon under a clear sky fading from gold to deep blue.

The questions only the documents answer

Listings change, and listing text is promotional. The covenants, bylaws, policies and recorded amendments are the record. The Declaration of Protective Covenants for Chestatee was recorded in Dawson County deed records at Deed Book 266, Page 2, in 1998.src A closing attorney can pull the recorded set and check it against the packet.

If the home is an investment

Short-term rentals (Airbnb, VRBO and similar) are expressly prohibited by an amendment to the covenants, whether or not the owner lives in the home.src
