Does a Chestatee lot come with a boat slip?
No. The covenants say owning a lot or association membership alone gives no right to use or own a boat slip, and the association does not manage the marina. A slip is a separate right granted by the slip owner on its own terms. Here is how to trace whether a particular home has one and what the seller must show you.

Walk through any lake community listing and the word “marina” does a lot of work. A buyer reads “marina community” and pictures a boat parked outside the back door. At Chestatee the documents say something narrower, and the gap between those two pictures is where deals go wrong. This article follows the claim from the listing to the paper that decides it.
What the covenants actually say
The covenants say owning a lot or association membership alone gives no right to use or own any boatslip; rights are granted by the slip owner on its terms.src That sentence does two jobs. It says a lot does not carry a slip with it, and it says association membership does not either. So even a buyer who joins the association gets no slip by joining.
The same documents describe the marina as a place that exists: The community waterfront has marina docks labeled A through G, with parking at Waterfront Park Lane (Docks A-D), River Sound Lane (Docks E and F) and River Overlook Road (Dock G).src The association’s own letter then draws the line around it: The marina is not managed by the HOA; the welcome letter refers marina questions to the golf club domain contact.src
So who holds slip rights?
The covenants point to the slip owner as the party who grants them: rights are granted on the slip owner’s terms. That makes three possible situations for any given home, and a buyer should know which one applies before making an offer.
- The seller holds a slip under written terms that pass to a buyer. This is the only version in which “the home has a slip” is a sentence you can rely on, and it needs the slip owner’s agreement and a document.
- The seller holds a slip under terms that do not pass. The seller can use it, you cannot take it over, and the listing should not imply otherwise.
- The seller holds no slip. This is the default for a lot, and the covenants say so.

Tracing a claim, in order
- Start with the listing words.Note exactly how the listing describes the water: “marina community”, “slip available”, “boat slip conveys”. The wording matters, because only one of those phrases is a statement about the home.
- Ask the seller for the paper.A slip agreement, a receipt, a dock letter, a renewal notice. If the seller has none, the slip is not a fact yet.
- Call the slip owner.Ask whether the right passes to a buyer, on what conditions and in what time frame. The covenants say the slip owner decides.
- Ask the association for its waterfront rules. The waterfront committee mailbox is on the directory. The association does not manage the marina, but its rules still apply to how the lake and shoreline are used.
- Check parking.Overnight parking (11 pm-6 am) is prohibited in marina parking lots.src The Pavilion and the Southeast Marina (Docks A-D) share parking on Waterfront Park Lane.src
What we leave out on purpose
You will see numbers elsewhere for how many slips the marina has. We do not print one. No primary source we read states a count, and a wrong number is exactly the kind of fact that gets repeated until it looks settled. We also publish no slip prices, fees or waiting lists. If someone quotes them to you, ask for the document.
What if the answer is no slip?
Then your boat lives elsewhere. Dawson County Parks and Recreation manages four Lake Lanier parks: Nix Bridge, Thompson Creek, Toto Creek and War Hill, with public boat ramps.src Public ramps are a day-use answer rather than a berth, but they work if you trailer. Private docks are not a fallback: the covenants bar them except those the original developer installed, and the Corps allows docks only in certain shoreline areas. The next article explains why that door is closed.
The tool that does this for you
The marina, slip and dock options tool sorts the three real routes against your goals and prints a seller question list with no prices. Take that list to the tour. If the seller can answer every line with a document, you have a slip. If the seller answers with adjectives, you have a marketing sentence.
One last note on tone. None of this means a home near the marina is a bad home. It means the marina is a separate relationship that deserves its own paperwork. Buyers who understand that early negotiate with their eyes open.
