A golf course nearby is not golf included
Chestatee Golf Club calls itself a public course, and the covenants say owning a lot gives no right to use it. So a Chestatee home is not a golf membership. What an owner gets from the club is a question for the club. This article lays out what the documents say and how to ask the right question.

“Golf community” is a real-estate category, and buyers often read it as a bundle: a home, a course, and some arrangement between them. Chestatee does not read that way in its own documents. The course is a separate business with its own rules, and the homeowners association says in its own welcome letter that it does not manage it.
Two statements that must both be true
The club describes itself plainly. The club calls itself a public golf course on GA-400 in Dawsonville, set along the shoreline of Lake Sidney Lanier.src The course is an 18-hole, par 71 championship layout.src
The covenants describe the same course from the owner’s side. Under the covenants the golf course is not association common property, and owning a lot or association membership gives no right to use it; use rights are set by the course owner.src
Read together, the picture is consistent. The course is open to the public, and for owners the documents add nothing on top of that. A lot owner is in the same position at the first tee as anyone else who books a round, unless the club has offered something in writing.
What we did not find
We did not find a primary source that says owners must join the club. We did not find one that says they need not. We found nothing that gives owners free play, discounted play or priority tee times. Those are the three claims listings tend to make, and none is supported by what we read. If a seller says any of them, the club is the party that can confirm it, not the seller and not the association.
How to ask the club. Ask: “Does the club offer anything to owners of homes in Chestatee, and where is it written?” Then ask for the document. The club’s phone is on the directory.

What a home beside the course does bring
The covenants speak to risk, not to rights. The covenants warn owners of golf-ball, cart and maintenance-equipment risks near the course and reserve golf easements across community land.src That is not a reason to avoid a lot near the course. It is a reason to read the paragraph before you choose a lot, and to walk the property at an hour when play is under way.
What the club offers anyone
A buyer does not need an owner relationship to use the club’s facilities as a visitor. The club lists a driving range, practice green, bunker and a pro shop with club fitting.src The clubhouse restaurant and bar is called the Heron Grille.src The signature par-3 17th hole looks over the Chestatee River before it meets Lake Lanier.src Those are descriptions from the club’s own pages. Hours, prices and bookings are the club’s.
Why the association does not answer for the course
The association’s letter to members names three things it does not manage: The association's own welcome letter says the golf course, the sewer system and the marina are not managed by the homeowners association; they have a separate owner.src That shapes who you call. A golf question goes to the club, a sewer bill to the Developer Office, and a question about association amenities to the association through its manager. The who runs what page draws it as a ladder.
A short buyer script
- Do you intend to play?If yes, ask the club what it offers owners and get it in writing. If the answer is nothing special, you know what you are buying.
- Do you want a quiet back yard?Ask the association which lots touch the course and read the easement language for yours.
- Do you care about resale?A future buyer will ask the same question. A file with the club’s written answer helps you sell as well as buy.
You can sort all of this with the golf-optional ownership checker, which shows the association’s items, the club’s items and the flags where you should confirm.
